OWNER'S REPRESENTATIVE SERVICES

Conceptual Phase Services
 

  •  Assist in defining project objectives and constraints

  • Assist in site evaluation, selection, and acquisition

  • Develop schematic/preliminary budget

  • Develop schematic/preliminary        schedule ​

  • Coordinate with AHJs for permits and  planning

Project Management
 

  • Review and implement testing         procedures with Architect/Engineer and Contractor

  • Develop and monitor shop drawing review schedule with Architect/Engineer and Contractor

  • Review Contractor's construction and    procurement schedules

  • Monitor construction progress and conduct progress meetings with Architect/Engineer and Contractor

  • Monitor Request for Information activities and responses

  • Administer project progress payments

  • Track actual cost versus budgeted cost

  • Review project correspondence, change orders, and claim submittals.  Make recommendations to Owner for resolution

  • Coordinate and review "change orders" and evaluate cost and time impacts to the project

  • Develop and maintain a "Punch List" in conjunction with Architect/Engineer.

Contract Administration
 

  • Ensure quality control by overseeing,    inspecting, and reviewing work per        formed.

  • Ensure compliance with construction    documents and specifications.

  • Ensure compliance with contracts

Design Development Phase
Services

 

  • Monitor design process

  • Assist in recommendations if         warranted to allow project design meet budget.

  • Coordinate and mediate design project meetings

Project Close-out
 

  • Monitor and administer "Project   Close-out Activities" including Architect/Engineer's issuance of   certificates of substantial completion, as-built drawing, completion of punch list, start-up and commissioning of systems, coordination of final lien wavers, contractor submittals for          guarantees/warranties along with operation and maintenance manuals, and coordination of final "walk-through" inspections.

  • Coordinate and schedule Owner   occupancy

  • Review Architect's and Contractor's application for Final Payment 

Quality Control
 

  • Prepare Architectural/Construction     contracts as needed

  • Review and recommend resolution on  Architectural and Construction issues.

  • Review and coordinate all amendments/exhibits/attachments to the contract for for recommendation to Owner

  • Ensure all procurements follow Owners policies and procedures

  • Review\refine project schedule as needed

  • Review cost estimates at the associated phases with the project budget and design documents.

  • Ensure final cost estimate meets      budget before executing notice to   proceed for construction

  • Ensure final schedule is accepted by Owner and executed in contract documents.

and Management
