Conceptual Phase Services

Assist in defining project objectives and constraints

Develop and maintain a "Punch List" in conjunction with Architect/Engineer.

Ensure quality control by overseeing, inspecting, and reviewing work per formed.

Monitor design process

Assist in recommendations if warranted to allow project design meet budget.

Coordinate and mediate design project meetings
Project Close-out

Monitor and administer "Project Close-out Activities" including Architect/Engineer's issuance of certificates of substantial completion, as-built drawing, completion of punch list, start-up and commissioning of systems, coordination of final lien wavers, contractor submittals for guarantees/warranties along with operation and maintenance manuals, and coordination of final "walk-through" inspections.

Prepare Architectural/Construction contracts as needed

Review and recommend resolution on Architectural and Construction issues.
